Design/Build is a method of project delivery in which one entity acts as the single source of responsibility for architectural, engineering, design and construction services. This delivery method has been proven to expedite the construction schedule by as much as 20-30% and reduce construction costs versus traditional methods of construction.

For decades Uniland has honed the design/build approach while developing buildings for its own portfolio. This same process is offered to third party clients and can be used for virtually any type of building project.

Single Source Responsibility

Uniland offers clients a single point of contact and responsibility over project design, engineering, and construction, successfully delivering the project on time and within budget. Having a single point of contact saves the client the time and hassle of managing a multitude of issues separately with the architect, contractor, and engineers. A unified design/build approach also benefits the client by requiring less administration, paperwork and construction knowledge.

Cost Control

The design/build approach affords the client and Uniland the ability to agree to a fixed price contract early in the design process. This transfers financial risk for the construction budget from the client to Uniland, thereby aligning the interests of both parties.  Agreeing to a fixed price early in the schematic phase, rather than in the construction drawings phase typical of traditional delivery methods, also alleviates the problem of an owner selecting a wonderful design only to discover months later it will cost too much to build.

Focus on Value

Clients receive maximum value when good design is blended with the value engineering expertise of construction professionals. Under the design/build approach, Uniland’s architects work closely with its estimators and construction managers to ensure that the best combination of strong design, maximum space utilization, and lasting building value is delivered to the client.

Faster Project Delivery

The traditional “design-bid-build” construction process is a 5–7 step approach to project delivery. Uniland’s design/build process blends these separate steps into three, resulting in significant time savings.  Having Uniland manage the entire process also presents opportunities to “fast-track” the project; that is, to begin construction while detailed drawings are still in process. The bottom line is that projects are delivered an average of 20% faster than traditional delivery methods.
